Our homeowners association requires all designs submitted for approval in our complex to be from registered architects. Are you a registered architect?
Yes, we are registered with SACAP (South African Council for the Architectural Profession) and can provide a professional registration number and registration certificate upon request. We are specialists in our field and can work within the architectural guidelines required by the respective homeowners association.
Do you require a deposit for your architectural services for a new project?
The full standard architectural service is broken down into 6 Stages as per the fee guidelines set out by SACAP (South African Council for the Architectural Profession).
Stage 1: Inception and client brief (5%)
Receive, appraise and report on the client's requirements with particular regard to site
information, planning and statutory regulations and budget
- Procedures to meet his requirements
- The need for the appointment of consultants
- Methods of contracting
Stage 2: Design concept (15%)
Advised by any consultants appointed, prepare a design concept in broad outline
showing space provisions, planning relationships and materials and services intended to be used
- Technical and functional characteristics of the project as proposed
- Estimated costs in relation to the budget
- Anticipated project programme.
Stage 3: Design development (15%)
Develop design concept in sufficient detail to:- Define the construction of the building
- Spatially coordinate the work designed by consultants and specialists
- Review the design with the relevant authorities
- Prepare construction documentation and coordinate the documentation with the work designed by consultants and specialists
- Obtain approval from the relevant authorities
- Review the estimated cost of the works in relation to the budget
- Prepare and compile documents to obtain offers for the execution of the works
Stage 5: Construction, contract administration and inspection (25%)
- Obtain offers for the execution of the works and advise the client regarding the award of the building contract
- Prepare construction documentation and arrange for the signing thereof
- Administer and perform the duties assigned to the professional in the building contract
- Provide the client with as-built drawings, certificates, relevant technical data and guarantees from suppliers on completion of the works
Stage 6: Project close-out
Payment terms for standard service
We invoice separately for each stage and require full payment for each stage in advance before a stage is started. Clients may choose to only make use of a partial architectural service and select which stages they would like to exclude.
Note that all supplementary services and disbursements are billed separately and do not form part of a standard architectural service for a project.
Can you assist with as-built building plans and municipal approval?
Yes, we can help. As-built plans are necessary if there are structures on your property that are not indicated on your existing approved building plans. We offer a comprehensive service where we visit your property to measure and document all existing and unindicated structures.
We then produce a revised drawing set in accordance with national building regulations, as required by your local municipal council. Our team ensures that all existing structures comply with the rights stipulated in your zoning certificate and advises you on how to meet these requirements should any challenges arise.
Additionally, we handle all communications with the relevant building office departments until council approval is awarded.
How much do you charge for as-built plans for an existing building, and do you require a deposit?
Our services for as-built plans with municipal approval are quoted on the basis of professional rate per square meter.
Payment terms for as-built plans
A 70% Deposit is payable to commence the work and the balance of 30% is settled on the date of building plan council approval.
